Structural Assessment
We begin with a thorough inspection of the existing structure — evaluating framing, ledger connections, joists, decking boards, posts, hardware, and railings. We identify rot, delamination, fastener corrosion, and structural compromise. For balconies subject to SB-721 (California's balcony inspection law), we provide the documentation required for compliance.
Scope & Repair vs. Replace Determination
Not every deck needs to be replaced — and not every deck can be safely repaired. We provide an honest assessment: what can be restored cost-effectively, what requires replacement, and what the long-term cost comparison looks like. We work with property managers and owners to develop a scope that balances safety, compliance, and budget.
Demolition & Site Preparation
For replacement or new build projects, existing structures are demolished and removed. Debris is hauled from site. The mounting surface — whether a framed wall, concrete podium, or existing ledger — is inspected and prepared for the new assembly. Existing waterproofing and flashing is evaluated and replaced as required.
Framing & Structural Build
New framing is installed using pressure-treated lumber rated for ground contact or above-ground exposure as appropriate. Hardware, joist hangers, ledger bolts, and post bases are all specified for the exposure conditions and load requirements. We build to current IRC and local building code standards.
Decking & Finish Installation
Decking is installed with appropriate fastening systems — hidden fasteners for premium finishes, face-screw for standard applications. Railing systems are installed and verified to meet current code height and load requirements. Stairs, gates, and access points are built to match.
Waterproofing & Protective Finish
All wood structures in commercial and multi-family settings require waterproofing at penetrations, ledger connections, and horizontal surfaces. We apply appropriate waterproofing membranes and finishes based on the application — penetrating oil finishes for natural wood aesthetics, traffic-rated waterproofing membranes for elevated deck surfaces above occupied space.
