Line Striping & Pavement Marking for Commercial Properties

Faded, non-compliant, or poorly designed pavement markings are a liability — for ADA compliance, for safety, and for the professional image of your property. D&B Property Maintenance provides complete line striping and pavement marking services for commercial parking lots, industrial facilities, warehouses, and public works projects across the West Coast — from fresh new installations to full layout redesigns using professional shot blasting for clean removal.

Why Pavement Marking Is a Compliance & Liability Issue

ADA accessible parking space requirements are among the most actively enforced aspects of ADA law — and one of the most common sources of demand letters and litigation against commercial property owners. The number, dimensions, signage, and configuration of accessible spaces must meet specific standards. Faded or non-compliant markings are documented by plaintiff attorneys in the same systematic surveys used to identify trip hazards.

Beyond ADA, clear pavement markings are essential for operational safety. Warehouses and industrial facilities with undefined pedestrian and forklift paths are OSHA risks. Parking lots without clear directional markings create traffic conflicts and accidents. Faded markings communicate neglect to tenants, customers, and visitors.

The right approach is systematic: assess current markings and ADA compliance, remove old paint where necessary using shot blasting, design a compliant and functional layout, install quality markings, and document the work. D&B delivers the full scope — planning, removal, installation, and compliance documentation.

Our Line Striping Process

From site assessment and layout planning to marking installation and compliance documentation.

01

Site Evaluation & Layout Planning

We begin with a physical site walk to assess the current pavement condition, existing marking layout, and ADA compliance status. For restripes, we document what exists and what needs to change. For new layouts or redesigns, we work with the property manager to optimize traffic flow, maximize stall count, and ensure ADA accessible space count and configuration meets current requirements.

02

Old Marking Removal (When Required)

When a layout is changing — or when old paint is too faded or bleed-through would show — old markings must be removed before restriping. We use shot blasting, the industry gold standard for marking removal: it mechanically abrades the surface to remove paint cleanly without chemicals, while simultaneously profiling the surface for improved new paint adhesion.

03

Surface Prep & Cleaning

Pavement is blown clean of debris and dirt before any marking begins. For fresh asphalt, we verify sufficient cure time before applying paint. For concrete, we address any surface contamination that would affect adhesion. Clean, prepared surfaces are the foundation of markings that last.

04

Layout & Measurement

Stall dimensions, traffic lanes, ADA spaces, and all other markings are measured and chalked out before paint is applied. This step is critical — mistakes in layout are expensive to correct after painting. We verify all measurements and ADA space counts before proceeding.

05

Paint Application

We apply traffic-grade, solvent- or water-based striping paint using professional line striping equipment. For ADA spaces and fire lanes, we use color-specified materials (blue, red) with reflective glass bead additives for improved nighttime visibility. Application is consistent in width and coverage for a sharp, professional result.

06

Documentation & ADA Compliance Record

We provide before-and-after photo documentation of all work completed. For projects involving ADA accessible space upgrades, we deliver a compliance summary documenting the number, dimensions, signage, and configuration of all accessible spaces — supporting insurance audits and ADA compliance records.

Real Project Examples

Line striping at commercial scale — from retail centers to industrial warehouses.

Regional Shopping Center — Full Lot Restripe & ADA Upgrade

Ontario, CA

Scope: Full parking lot restripe with shot blasting of old markings and complete ADA accessible space redesign across a 280,000 sq ft retail center. Included layout optimization to add 12 additional stalls and bring accessible space count to current standards.
Challenge: The existing layout had 22 accessible spaces — current standards required 31 for the lot size. Old markings were heavily faded and bleed-through from two prior restripes made a clean result impossible without removal. The lot needed to remain partially operational throughout.
Result: Old markings shot blasted and removed across entire lot. New layout designed and approved. 31 ADA-compliant accessible spaces marked. 12 additional standard stalls added. Fire lanes, curbs, directional arrows completed. Full ADA compliance documentation delivered.

Distribution Center — Warehouse Floor Safety Marking

Fontana, CA

Scope: Full warehouse floor safety marking installation across a 350,000 sq ft distribution center. Included forklift lane marking, pedestrian walkways, loading zone identification, storage area boundaries, and emergency exit routes.
Challenge: The facility had no formal floor marking system. OSHA compliance required clearly marked pedestrian paths and forklift lanes. The warehouse operated 24 hours — work had to be phased to keep operations running.
Result: Phased marking program completed over 3 weekends. All OSHA-required markings installed. Complete forklift and pedestrian separation achieved. Operations never fully stopped. Post-completion photo documentation delivered.
